Notice of Public Hearing - Bylaws 3159 and 3160 – Official Community Plan Amendment & Zoning Bylaw Amendment and Development Permit No. 07-20 - April 12, 2021 - 7pm

1)    Bylaw No. 3159 – Official Community Plan Amendment

Purpose:  To amend City of Langley Official Community Plan Bylaw in order to incorporate provisions for higher-density low-rise residential uses, as proposed in the draft new OCP, ahead of its targeted adoption in early 2021, to accommodate a 6-storey, 68-unit apartment development at 5394, 5396, 5400 and 5402 - 207 Street (outlined in bold in the map below). The proposed development exceeds the density and height parameters in the current OCP and Zoning Bylaw. The provisions require the following amendments:

•    Section 16.0 Land Use Designations – the addition of a new Low Rise Residential designation and associated             policies
•    Schedule “A” – Land Use Designation Map – revised map including Low Rise Residential land use designation.

2)    Bylaw No. 3160 - Zoning Bylaw Amendment and Development Permit No. 07-20 

Purpose:  To amend City of Langley Zoning Bylaw to rezone the properties located at 5394, 5396, 5400 and 5402 - 207 Street (outlined in bold on the map below) from the RS1 Multiple Residential Low-Density Zone to the CD72 Comprehensive Development Zone to accommodate a 6-storey, 68-unit apartment development.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, March 30, 2021 to Monday, April 12, 2021 online by clicking: Bylaw 3159; Bylaw 3160; Advisory Design Panel Explanatory Report; Advisory Design Panel Report; Architectural Plans; and Landscape Plans.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to councilmeetings@langleycity.ca and must be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
